Growing up a cowgirl in Walla Walla, WA, I learned the ethics of hard work and discipline from an early age. Early morning hay bales and breaking the ice on the water trough were part of my daily routine. I faithfully apply every ounce of those ethics to my real estate business. In me, you are guaranteed honesty, communication, patience and dedication toward your individual goals. Whether buying or selling, I help you discover the positives and negatives relating to property(s) as well as identify future potential be it equestrian, farm, recreation or vacation. I tend to be a straight shooter, so you can be confident I will be very upfront about the possibilities and intricacies of your property transaction. I dearly love helping to preserve the farm & ranch lifestyle as well as helping the first home buyer. I find great satisfaction connecting horses to the right barn and people to their dream home. The beautiful Pacific Northwest has always been my home. I am dedicated to the lifestyle here and I hope you will allow me the opportunity to show you how amazing Oregon can be.

When I am not working, you will find me hiking with my lab, getting my hands dirty gardening, hanging out with my 4 young adult children, attending events (can’t resist a good rodeo!) or BBQ’ing with friends. I also teach yoga which is incredibly important to my work vs. life balance.

“Anne worked with us on our first home purchase; we would unreservedly recommend Anne to any buyer (or probably seller, but we do not have experience with that process), especially to those buying property with some acreage or unique buildings or features. Although she focuses on equestrian properties particularly in Newberg / Sherwood, she knows the entire Portland area well and can work within an hour radius or more. Specific things that Anne skillfully assisted us with:

(1) Knowing what schedule to follow, and how quickly to submit an offer RE the number of other potential buyers interested.

(2) Staying calm even when deadlines were close to being missed (by other parties, Anne was always on time with signings, etc).

(3) Recommending the right bid: after the sale, we learned that our bid was only marginally higher than the next highest, so we secured the sale but did not over-pay.

(4) Advising what repairs to request from seller vs. items that could safely be ignored or postponed.

Being an out-of-state buyer for rural horse property is challenging, and I think we might still be looking if it weren’t for Anne Breault’s expertise. Finding potential properties was the easy part. After we picked a place, then it got difficult. Anne helped us understand how to make an offer that gave us an edge when we were in the #3 buyer position, and with the inspections necessary for a well and septic system (and insuring that problems were fixed). She negotiated with the sellers over problems uncovered by the home inspection, and the appraiser provided this independent evaluation: “The seller paid concessions in this sales transaction is not unusual. The sales price of this home appears market supported without the seller paid concessions. It appears the buyers just negotiated good terms.” Anne’s careful and thorough approach was exactly what we were looking for, and when she was working with us, all her energies were devoted to our situation. This is a challenge for many realtors, and she pretty much sets the standard. She has our highest recommendation for anyone looking for horse property in Oregon or Washington.
